Check your detectors
This one should be on your to-do list every season. Give your smoke and carbon monoxide detectors a check to make sure they are functioning correctly. To test your smoke detector, press and hold the “test” button. If the sound it emits is not loud, it’s time to replace the batteries. Check the carbon monoxide detector by holding down the “test” button and listening for two beeps. It only takes a few minutes to make sure your detectors are fully operational and it’s something every homeowner should be on top of, Bryan Nazor said.
Spruce up your yard
Summer is a prime time to make sure your yard is in top shape, Bryan Nazor said. A layer of mulch, an edged lawn, some blooming plants (that are watered regularly) can make all the difference in your home’s appearance. You don’t have to spend a lot of money to make sure your yard is looking its best all season.
Check for leaks
Do an inspection of your hose and any exterior faucets for leaks. If it’s just a tiny hole in a hose, you can use electrical tape to patch the leak. Just a little leak can add up to a big waste of water and money over the course of the summer, Bryan Nazor advised, so do due diligence to ensure everything is in good shape for the summer season.
Clean up your deck
If you have a deck or porch, summer is the time to give it a good cleaning from pollen and dirt. Additionally, you should inspect your deck for signs of rotting or nails that are sticking up and could be a hazard. During the winter, the deck may have warped and could need a little TLC. Consider resealing the deck for the summer as well.
Bryan Nazor recommends making sure your fans and air conditioners are ready to keep you cool all season. Ceiling fans can be cleaned with a rag to get dust and debris off them, while air conditioner filters should be cleaned or replaced before you run them. Try to time flowering plants around when you stage your home for sale, so everything is looking its best and in full bloom. “Trees have excellent aesthetic value,” Bryan Nazor said, “and also help keep home energy costs down in the winter and summer with their shade and wind-breaking.”
2. Edging and Mulch
“Sometimes it pays off to keep it simple and focus on lawn care and upkeep. It really makes all the difference in the yard’s appearance,” Bryan Nazor said, “and it’s quick and inexpensive to do.” A lush, well-groomed lawn with no weeds and a neatly trimmed edge can give the whole yard a quick facelift. In the same vein, mulch in the yard to highlight the flower beds and well-trimmed and edged lawn looks great, is budget-friendly and even helps keep weeds out of the flower beds.

“Perhaps a little less inexpensive than the previous options, adding features to the yard can have a big payoff for the value of your home and its overall appearance,” Bryan Nazor pointed out. A title is the evidence that the owner lawfully owns a particular piece of property, so title insurance protects that evidence that a property is rightfully yours, Bryan Nazor said.
When it comes to title insurance, a title policy will ensure against events that occurred in the past of the property and the people who owned it, Bryan Nazor explained. Instead of monthly payments, though, title insurance requires a one-time premium, which is paid at the close of escrow.
Bryan Nazor said title insurance covers all claims from defects. Defects include another person claiming ownership interest, improperly recorded documents, fraud, forgery, liens, encroachments, easements and any other items specified in the actual title insurance policy.
“I recommend purchasers and lenders get title insurance so they are insured against possible title defects,” Bryan Nazor said. “The buyer, seller and lender all benefit from title insurance, so there’s really no downside to it.”
When it comes to title insurance policy types, there is a standard policy and a lender’s policy. The standard policy insures the new owner (or the homebuyer), while a lender’s policy insures the priority of the lender’s security interest.

Forbes recently released their 2019 real estate forecast of what home buyers, sellers, and investors can expect. “One of the biggest trends we saw is that millennials are predicted to keep buying homes in spite of the rising mortgage rates,” Bryan Nazor said. 2020 is expected to be the peak millennial home buying year, Forbes reported. Millennials will account for 45% of mortgages, compared to 17% of boomers and 37% of Gen Xers.
Part of this is due to the fact that the largest cohort of millennials turns 30 years old this year, which is a peak home-buying years. Older Millennials (in their mid-30s) will have more options to move up in their home ownership, while younger millennials are hitting the peak age to purchase their first home.

- Research available lenders to finance your home. After your down payment, what financing options are available? Compare lenders to see what they offer and what you can expect. The real estate agent you chose in step 1 can suggest lenders and help you decide on the right one for you. A lender will pre-qualify you for a loan so sellers will take you seriously as a buyer.
- Start looking at possible homes with your real estate agent. This is the fun part! Don’t forget your budget or lose sight of the most important factors in your home.
- Once you find the home you would like to purchase, the real estate agent will make an offer on your behalf. A counter offer may be offered in return, and the real estate agent and the home seller will negotiate until they find a price that suits everyone.
- Your real estate agent will work with a title insurance agent to draft necessary paperwork for the sale of the home, said Bryan Nazor. You will meet with the home seller for the closing, which is when you officially become the owner of the home.

A time share, put simply, is a form of joint ownership of property where many owners share title and enjoy use or occupation of the property according to a fixed time period or schedule.
There are two types of timeshare contracts: shared deeded contracts and shared leased contracts. The former divides the ownership of the property between everyone in the contract. With a shared deeded contract, everyone involved divides up the amount of time they can spend on the property evenly, according to Bryan Nazor.
When it comes to a shared leased contract, people lease the use of the property, not the property itself, so a deed is not given. These have a set amount of time before the lease expires, whereas a shared deeded contract is yours alone to sell or give to others.
Divvying up the timeshare property between owners or leasers can be done in several ways, Bryan Nazor said. One option is to go to the property the same week of the year, every year. Another is a “floating week option” which allows you to choose a different period of time (within limits) each year. Some timeshares have a points system, and you can use your points to stay at other resorts in the same timeshare system, not just yours.
